DeltaARBIM: our AR BIM verification platform.

DeltaARBIM is Shivlam's own product. We designed and built the AR BIM verification platform end to end, and it is live on three job sites: two commercial complexes and a hospital.The app overlays live 3D models (structure, walls, MEP pipes, HVAC layers) onto the real construction site through the device camera, so site teams verify what was built against the model and catch deviations on the spot. It reads IFC natively, works offline with no markers, and holds ±2 cm on site.The same team builds custom AR BIM tools for clients, on the same engine.

Structure + Equipment
Concrete columns, floor slab, ceiling slab, and the OT raised sub-floor for drainage. Includes OT table, surgical light, and scrub sink as IFC equipment elements.
Walls: OT Rated
Double-thick rated walls around OT-1 for acoustic and pressure isolation. Corridor partitions with door openings. Scrub room and utility room partitions in standard grey.
HVAC: Positive Pressure
Main supply duct along corridor ceiling with branch into OT-1. Cross-distribution duct and return air at a lower height. Scrub room gets a separate branch. Critical for OT sterility.
CLASH DETECTION ON
Plumbing + Drainage
Vertical riser in utility room feeds scrub sink supply. Brown-tinted drainage lines run under the OT raised floor, in the IFC waste colour standard.
Medical Gas: O₂, N₂O, Vacuum
Yellow IFC-standard lines. Vertical riser from utility manifold, horizontal feed at 1.8m wall-outlet height into OT-1. Stubs mark gas outlet positions for anaesthesia and surgical use.
Electrical: Backup Power
Cable tray along corridor ceiling branches into OT-1 for surgical lights and UPS-backed outlets. Vertical conduit riser in utility room connects to distribution board.

What is AR BIM verification and how does it work?

AR BIM verification overlays your approved 3D model onto the real construction site through a phone, tablet, or headset camera. Your team walks the space, sees the model at 1:1 scale, and checks that what was built matches what was designed, catching clashes and deviations on the spot.

How accurate is AR for as-built verification?

Accuracy depends on the device and site setup. On the platform we built for DeltaARBIM, the AR overlay holds alignment to within about 2 cm on live sites. We agree the accuracy target with you before a build so it fits your tolerances.

What hardware do we need?

LiDAR-equipped iPhone Pro and iPad Pro cover most field work, and headsets like Apple Vision Pro or Magic Leap suit hands-free use. We recommend the right mix for your workflow during scoping.

Which BIM tools does it work with?

We build around your existing stack, including IFC, Autodesk Revit, and Navisworks. If you use Autodesk Construction Cloud or another source, we connect to it during the build.

Do we own the tool, or is it a subscription?

You own it. We build a custom tool around your workflow and hand over the software, rather than charging a per-seat subscription.

How does AR reduce rework on site?

It catches deviations from the model before they are built on, so errors get fixed on screen instead of after installation. Less rework means fewer delays and lower cost.
