Construction tech, often shortened to ConTech, is the software and hardware that carries a project from design data to what is actually built: model coordination, quantity takeoff, cost and bill of quantities, scheduling, and verification on site. The useful test is whether the chain is continuous, so a quantity on site traces back to the geometry it came from rather than being retyped between tools. Shivlam builds that chain, with four products already used on construction projects and custom software where a firm's process does not fit a product.
Yes, and part of it is already built. DeltaERP holds programme, cost, bill of quantities, documents and the site record in one place, self-hosted, with the measurement traced back to model geometry rather than retyped. It is built around quantities and cost rather than being a general-purpose project hub, so if you need something closer to a full suite, or an integration with the one you already run, that is a custom build and we take those on.
BIM coordination is the work of federating the architectural, structural and MEP models, finding where they conflict, and agreeing who resolves each clash before it reaches site. We handle it: IFC is read natively, BCF 2.1 and 3.0 are supported with snapshots and viewpoints so issues move between tools, and every clash carries the cost of leaving it unresolved, priced at your own rates. DeltaARBIM then checks the coordinated model against the built work on site.
Yes, and they need different things. An EPC contractor needs measurement and cost to stay tied together across packages, so the bill, the programme and the site record come from one model rather than three spreadsheets. A PMC is usually checking someone else's work, so the value is evidence: progress recorded against the bill position it measures, clashes priced before they become site work, and an as built record that matches what was constructed. Both run self-hosted, which matters when the client's contract restricts where project data may sit.
A BIM company is one of the most direct fits. Scan to BIM work starts with a point cloud and ends with structured elements, which is the path the takeoff is built on: E57, LAS and LAZ register to the model, IFC carries full element data, and measurement stays tied to the geometry it came from. BCF, OpenCDE and ISO 19650 containers are supported, so coordination and as built deliverables move between your tools and your client's without a conversion step.
It reaches past construction. The same spatial and cost engine that measures a building going up measures one already standing, which is where PropTech and commercial real estate work begins: asset data, condition capture, space records, and measured space feeding valuation and portfolio decisions. Facilities teams take the other end of it, with COBie deliverables and the asset register an operator inherits at handover.
